These Terms of Service ("Terms") govern your access to and use of the RentMetrics website and services ("Service") operated by DJUMP, MB ("we", "us", or "our"), a company registered in Lithuania, EU. By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, you may not use the Service.

1. Service description

RentMetrics is a property investment ROI calculator designed for the European market. The Service enables users to estimate rental yield, net profit, and tax obligations across multiple European countries by entering property details, rental income expectations, mortgage parameters, and other investment data. The Service currently covers 10 countries and 186 tax rates.

All calculations provided by the Service are estimates for informational purposes only and do not constitute financial, tax, legal, or investment advice. Tax rates and regulations change frequently. You should always consult a qualified tax advisor or financial professional before making any investment decisions.

2. User accounts

To access certain features of the Service, you must create an account using a valid email address or by signing in through Google OAuth. You agree to:

  • Provide accurate and complete information when creating your account.
  • Maintain the confidentiality and security of your account credentials and not share them with any third party.
  • Accept responsibility for all activity that occurs under your account.
  • Notify us immediately at start@djump.io if you suspect any unauthorised use of your account.

We reserve the right to suspend or terminate accounts that violate these Terms or are used for fraudulent or abusive purposes.

3. Subscription plans and billing

RentMetrics offers the following tiers:

  • Free: access to the ROI calculator for all supported countries, full tax breakdowns, and up to 5 saved scenarios.
  • Pro: unlimited saved scenarios, 5-year forecasts, PDF report exports, country comparison, mortgage amortisation tables, tax optimisation tips, and priority support.
  • Business: everything in Pro, plus API access, white-label reports, and team access. Available on request.

Paid subscriptions are billed via Stripe on a recurring monthly or annual basis, depending on the plan you select. By subscribing to a paid plan, you authorise us to charge your payment method through Stripe for the applicable fees.

You may cancel your subscription at any time from your account settings. Cancellation takes effect at the end of the current billing period. No refunds are provided for partial billing periods, except where required by applicable law.

We reserve the right to change our pricing with at least 30 days' notice. Price changes will not affect your current billing period.

4. Free tier limitations

Free accounts are limited to 5 saved scenarios. Free accounts may also be subject to usage limits on certain features, as indicated within the Service. We reserve the right to modify free tier features and limits at any time.

5. Acceptable use

You agree not to:

  • Use the Service for any unlawful purpose or in violation of applicable laws.
  • Attempt to gain unauthorised access to any part of the Service, other users' accounts, or our systems.
  • Use automated tools (bots, scrapers, crawlers) to access the Service without our prior written consent.
  • Reverse-engineer, decompile, or disassemble any part of the Service.
  • Reproduce, redistribute, or resell any output or data from the Service without authorisation.

6. Intellectual property

All content, design, code, data compilations, tax rate databases, algorithms, branding, trademarks, and other materials on the Service are the exclusive property of DJUMP, MB or its licensors and are protected by copyright, trademark, and other intellectual property laws.

You are granted a limited, non-exclusive, non-transferable licence to access and use the Service for personal or internal business purposes, in accordance with these Terms. You may not copy, modify, distribute, or create derivative works based on the Service without our prior written consent.

7. Disclaimer of warranties

The Service is provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement.

We do not warrant that:

  • Tax rates, calculations, or any other data provided by the Service are complete, accurate, or up to date.
  • The Service will be uninterrupted, secure, or free of errors.
  • Any results or outcomes based on the Service's calculations will be achieved.

8. Limitation of liability

To the maximum extent permitted by applicable law, DJUMP, MB and its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of data, loss of business opportunities, or financial losses arising from:

  • Your use of or inability to use the Service.
  • Any investment or financial decisions made based on information provided by the Service.
  • Any inaccuracies in tax rates, calculations, or other data provided by the Service.
  • Unauthorised access to or alteration of your data.

Our total aggregate liability for any claims arising from or related to the Service shall not exceed the amount you have paid us in the 12 months preceding the claim.

9. Indemnification

You agree to indemnify, defend, and hold harmless DJUMP, MB and its affiliates from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or in connection with your use of the Service or violation of these Terms.

10. Termination

We may suspend or terminate your access to the Service at any time, with or without cause, and with or without notice. Upon termination:

  • Your right to use the Service ceases immediately.
  • We may delete your account data, including saved scenarios, after a reasonable period following termination.
  • Provisions of these Terms that by their nature should survive termination (including limitation of liability, indemnification, and governing law) shall survive.

You may terminate your account at any time by contacting us at start@djump.io or through your account settings.

11. Changes to these Terms

We reserve the right to modify these Terms at any time. We will notify you of material changes by posting the updated Terms on this page and updating the "Last updated" date. Your continued use of the Service after changes are posted constitutes your acceptance of the modified Terms.

12. Governing law and disputes

These Terms shall be governed by and construed in accordance with the laws of the Republic of Lithuania, without regard to conflict of law provisions. Any disputes arising from or relating to these Terms or the Service shall be subject to the exclusive jurisdiction of the courts of the Republic of Lithuania.

For consumers within the European Union, this does not affect your statutory rights under mandatory consumer protection laws of your country of residence.
